Please take a look at the sellers’ perceptions of home prices in 2012 & 2013. The real estate market still is doing very well for sellers and buyers. Since prices have improved significantly, sellers are more motivated to sell their homes since they are realizing they have more equity than they thought.
However, we have noticed that sales prices have leveled off and are not increasing as fast as they were in 2013. Based on continued expectations of higher prices some homes are being listed above market value. So my advice to you is to work with me to determine the best price for listing your home or for purchasing a new home.
